FREEHOLD

The property which later was called Vine Cottage was freehold, therefore it no longer belonged the Manor of Princes Risborough

19th & 20th January 1775. Abstract of the Title of Mr. Henry Batt Mason to hereditements called 'Up Green' or the 'Roundabout', situate at Lacey Green in the Parish of Princes Risborough, as mortgagee thereof, with power of sale. (This document is archived in Lacey Green Village Hall)

Lease to Thomas Dell

January 19^th 1775.   Lease (deposit for one day prior to purchase) to Thomas Dell snr. of Lacey Green, shopkeeper, from John Anderson of Downley, blacksmith, for 5 shillings.

Schedule. Two freehold cottages, also arable and meadow land of 2 acres, known as ‘Anderson’s Meadow’, at Up Green (or Roundabouts).

Thomas Dell and Ann, his wife are to be found under Families with Entrepreneurs.

Indentures of lease and release of these dates, the release made between John Anderson of Downley in the parish of West Wycombe, blacksmith of the one part and Thomas Dell of Lacey Green, shopkeeper, of the other part.   It is witnessed that for the sum of £64 paid to Mr. Anderson, sold to Thomas Dell – all that messuage, cottage or tenement, then divided into two tenements, lying in Lacey Green, wherein John Lacey and John Bowler did then dwell, together with several parcels of arable land, meadow or pasture thereto belonging, adjoining to the land of Mrs Franklin on the south, on the northwest two acres in the occupation of John Lacey, his undertenants or assigns together with all barns etc. And the Reversions etc. And all the Estate etc, and all Deeds Etc. To hold unto the said Thomas Dell his heirs and assigns.

20^th January 1775    Bond from said John Anderson to said Thomas Dell against the Power of Elizabeth, the wife of Mr. Anderson in the penal sum of £130.

The Land The closes lay as crescent shaped meadow encircling three sides of 'Up Green' or “Roundabouts”.   The south-eastern half of this was an orchard also

a small building at the far bottom east of the orchard.

VINE COTTAGE

Thomas Dell and his wife Ann, restored the two dwellings to their original one cottage, see Thomas Dell snr & Ann Dell. They opened it as a grocery store, Thomas describing himself as a chandler.   (It was much later that it was called Vine Cottage). In 1810 they moved to Stocken Farm, leaving other members of the family to run the shop.

John Carter Dell. Thomas and Ann’s grandson, lived there with his wife Elizabeth.   See John Carter & Elizabeth Dell. John is listed as being a grocer, beerseller, and later, farmer, on the land his grandfather had bought back in 1775.

1811.  DEATH of THOMAS DELL Snr.

Thomas left everything to his wife Ann to go to their eldest son Thomas Jnr on her death.   Ann was living at Stocken Farm, which they had rented from the Manor in 1810.   She gave the Up Green properties to Thomas Jnr, who was living and farming at Speen Farm, long before she died in 1827. Thomas Dell Jnr. inherited Vine Cottage and the encircling Land, but he did not live there. John, Mary and their family lived at Speen Farm.

Mortgages. Thomas took out mortgages with two Mortgagees. 31st October 1828, 25 May 1830, 27th May 1830, 28th May 1830, 23rd March 1831 1st January 1830, 2nd January 1830, 28th March 1831 and 29th March 1831

From the Mortgagees - Proviso - For the peaceable enjoyment by the mortgagor until default made in payment of the said £3,200 and interest, with the following

Covenant. The said Thomas Dell must not cut without the consent of the Mortgagee any timber trees growing on the mortgaged premises whilst the said £3,200 or the interest thereof or any part thereof should remain due. Executed by all parties and duly attested. £2,400 plus interest and £800 plus interested, being said total of £3,200 with interest

29th September 1837 Thomas Dell Jnr. Declared Bankrupt.

Sale by power of sale by mortgagee.

May 22^nd 1838.  Conveyance. Joshua Dell, son of Thomas Dell of Speen Farm, and brother of John Carter Dell, purchased the estate scheduled above for £351 – 14s – 10d. See 1801 Joshua Dell for further information.

An estate at Lacey Green, called “The Roundabout”, at Up Green, comprising a freehold messuage, with farm buildings and garden.   Also 4 acres, 1 rood of excellent meadow land in the occupation of John Carter Dell.

Joshua Dell, 50, sawyer, single, born Speen Farm.  Ann Claydon, nee Dell, sister 35, born Speen Farm. Jabez Clayden, nephew, 23, postman, Eliza Claydon, niece, 10, lacemaker.  Mary Claydon, niece, 7, lacemaker.

1856    Conveyance.   Joshua Dell sold to Mary Grace for £315

Three cottages, formerly two, formerly occupied by John Carter Dell, dec., but now by Joshua Dell, John Claydon, and others, plus 4-0-33 acres meadow & orchard, adjoining.

April 2^nd 1859    Conveyance by gift.   From Mary Grace to the Rev’d Oliver James Grace.

June 19^th 1859.   Mary Grace bequeathed all her estate to the Reverend Oliver James Grace, her nephew, curate of Bledlow, son of her eldest brother, James Grace dec’d, late of Wardrobes Farm (Row Farm), Loosley Row.

1915 reported by Ray Williams that Arthur "Toey" Lacey came back from WW1 in 1915 to Vine Cottage.

December 6^th. 1946   Conveyance.   Harry George Floyd to Harold George Janes. They called it “Cliveden” not Vine Cottage The Janes family did not stay there long, as their son, Roger, born in 1944, had asthma, and the house was very damp.
