This Indenture dated 24th September 1735 between Henry Penton of Lincoln Inn, Middlesex and Samuel Wade of Culverton, Princes Risborough.
Henry Penton (Lord of the Manor of Princes Risborough) let to Samuel Wade, yeoman, to farm the messuage at Lacey Green called Stocking (Stocken Farm) with several fields of arable or pasture containing 60 acres. Also of Stocking Wood (Stocken Wood)adjoining.
This messuage and land had been in the tenure of William Lacey and after him of Arthur ? Now in the possession of Samuel Wade.
Except for reserved for Henry Penton all timber trees standing, with free ingress for felling, cutting, topping and carrying away
Except also the messuage where John Snelling dwelt at Lacey Green. And also ? land lying between the messuage the messuage and wood called Stocking Wood -east of Stocking Wood, west and north to the land or west of Henry Penton's land called The Hillock of Lacey Green containing ? and also the Kiln (click Kiln Farm for burning of bricks and tiles adjoining the same field or one of them on the east and south part. And on the west and north on the Hillock of Lacey Green.
To have and to hold the messuage and fields to Samuel Wade for 21 years paying yearly in half yearly installments, to Henry Penton or his agent at his mansion called Brookhouse in Princes Risborough.
It shall be allowed if Samuel Wade shall require rough timber from time to time to repair the buildings on the premises.
Samuel Wade nor his heirs shall cross crop or sow any fields which shall be sowed the next two years but shall lay them fallow and unsown every third year.
For Henry Penton before the end of the 21 years to enter and have convenient lodging room and stable room on the premises for his horses and teams, and also to enter on as much of the premises as shall be left fallow and manure without the interruption of Samuel Wade. And Samuel Wade shall use the straw chaff and all the dung on the premises. And Samuel Wade shall use Stocking Wood adjoining the premises observe from all cutting spoilt by cattle and other damage. And Daniel Wade shall pay for Fire Hearths tax and to the Church the poor, the highways, the King's Bench and all the taxes and thereof aquit Henry Penton of them.
And Henry Penton promised to Samuel Wade that he and his assigns will from time to time during the 21 years at their cost and at the request of Samuel Wade pay all manner of extraordinary taxes where the premises or part of it shall be taxed and aquit Samuel Wade and he Henry Penton at his own cost within 40 days after the reques by Samuel Wade provide and allow Samuel Wade upon the premises or within 4 miles competent ruffe timber for the necessary repairing of the messuage and buildings hereby demised and of the gates and stiles of Stocking and Stocking Wood.
And Samuel Wade to ? and ? upon the premises convenient bushes for repairing the fences of the premises but for no other purpose whatsoever.
And that Samuel Wade shall quietly hold the premises, except the exeptions, without the interruption of Henry Penton claiming by him or any under him.
